Real Estate Market Update
|
|
Early indications in 2023 point to rebounding buyer demand. Open house traffic has jumped, more buyers are requesting disclosure packages, and there have been increasing reports of multiple offers (and often unexpected) overbidding of asking price. Based on this preliminary data (much of it still anecdotal), it appears that buyer demand severely repressed by economic conditions in the 2nd half of 2022 has begun to bounce back.
It is too early to conclude, after the general price declines and steep drops in market activity seen in the 2nd half of 2022, that a sustained recovery in market conditions is now underway, and if it is, how quickly it will develop and its impact on prices in 2023. Many economic conditions still remain challenging and forecasts by economists and analysts vary widely.
In the mean time, preliminary indicators are surprisingly positive, and our CEO recently stated his belief that Q4 2022 saw the bottom of the market. Home builder confidence rose in January and again in February and now stands at its highest point since Sept. 2022. Inventory, nationwide, is 33% lower than pre-pandemic levels.
What I am seeing in the Napa market right now is competition and multiple offers at lower price points. Condos are in higher demand because of their attractive price point. The much anticipated sister restaurant to everyone's favorite Napa Valley institution, Bistro Don Giovanni, has opened and is receiving rave reviews! I can't give my personal review because I haven't yet been but my clients who have been had only good things to say. Personally, I'm just happy that they offer the off-menu fried olives and Marcona Almonds because now we don't have to drive quite as far to get them!

Tradition abounds at this genuine Mexican-style taqueria where the focus is tacos, from the owners of Heritage Eats. Menu items include more familiar tacos such as al pastor, carne asada, and pollo, as well as tacos that are often found in Mexico City. Chilorio is a Sinaloa-style, slow-cooked spiced pork & Suadero, popular in Mexico City, is a slow-cooked beef from a specific cut of the cow - "soft fatty meat that we cook in lard until it shreds". They also offer many vegan and vegetarian options. Located in the old Pizza Hut space on Jefferson St. in the Grape Yard shopping center. Open Weds-Sun, 11am-9pm.

This Bay Area chain originally opened in the Castro district of San Francisco with a mission, "to make fast food better". "Organic, locally-sourced, humanely raised, never frozen, always made fresh from scratch everyday," the website reads.
Super Duper's star is the burger, The Super Burger ($10), with two 4-ounce patties, but you can order a mini ($7) with one patty. Non-burger options include a veggie burger with hummus, a chicken sandwich with chipotle aoli, and fried egg on ciabatta. Fries, milkshakes and malts and soft-serve ice cream are also available. Located in Bel Aire Plaza where The Q used to be located.

The Hollywood Room at Napa Valley Distillery now has a real entertainment center as well as a nice cocktail lounge. They host monthly comedy shows, music, outdoor markets and book signings. Events this week include: Geeks Who Drink trivia (every Thursday at 7 p.m.) & Jake Rizzly & Friends’ stand-up comedy on Friday, Feb. 17, at 7 p.m. The Hollywood Room is open Thursday through Saturday from 2 to 9 p.m. and Sunday from noon to 6 p.m.

California apparel brand Johnny Was signed a 10-year lease with First Street Napa. The store will open on First Street Napa in early summer. Johnny Was is a popular boho-chic, vintage-inspired women’s apparel, accessories and home goods retailer and will occupy 1210 First St. next to the Archer Hotel.
The store will feature the current Johnny Was collection.

The Spinners were the greatest soul group of the early '70s, creating a body of work that defined the lush, seductive sound of Philly soul.
