Big changes are underway in downtown Napa as demolition commences on Dwight Murray Plaza and Kohl’s department store site. While the fences and noise are still part of the day-to-day, developers have already announced the official groundbreaking for a major new project at First and Main Streets — with a projected hotel opening in fall 2027.
The First Street Napa development will span 3.85 acres and include:
A 161-room hotel designed as a world-class destination
78 luxury condominiums
A public paseo connecting First Street to Brown Street and the city’s 9/11 Memorial
Retail shops and gathering spaces
The design nods to Napa’s history, with a curved frontage inspired by the original Migliavacca Building, a cornerstone of Napa’s early commercial identity.
According to the developers (Build Group, CMG Financial, and 300 Venture Group), the project represents one of the largest private investments in the city’s history. Expected benefits include:
Hundreds of construction and long-term hospitality jobs
Millions invested in Napa’s affordable housing initiatives
Enhanced public gathering areas to strengthen the downtown community
“This project has always been about more than bricks and mortar,” said Christopher George, CEO of CMG Financial. “It’s about honoring history, supporting community, and creating a place where people want to gather.”
Not everyone is enjoying the process. Local merchants and residents have voiced concerns about:
Noise and debris during demolition
The loss of parking downtown
Fear of an empty lot becoming an “eyesore” if construction lags
Still, many agree the long-term payoff could revitalize downtown Napa and attract more visitors, while also honoring the city’s history.
When completed, the development is expected to blend Napa’s architectural character with modern amenities, providing new spaces for locals and visitors alike. For now, downtown businesses encourage the community: “Don’t forget about us. We’re still open. We’re still here.”
