The Napa real estate market has seen historic highs this past year and homes last quarter sold for 105% of asking price. Prices have been appreciating consistently throughout 2021 but we will see how the market responds to the change in seasons. Interest rates have been more volatile lately but demand is still strong and, though inventory levels have improved slightly, they are still very low keeping us in a seller's market. |
In Q3 of 2021, the median house sales price was $925K, a 15% year over year increase, but down from June when the year over year increase was a whopping 31%. |
Average Days on Market last quarter was slightly higher than Q2 2021 but still lower than the last 5+ years signaling that demand is still very high. |
All price segments saw dramatic increases in sales volume over the past 12 month but homes selling for $3M-$4M had the largest year over year increase at 173% followed by homes selling for $1M-$2M which had an 86% increase. |

Anthropologie Clothing Store Opens   Anthropologie, a unique lifestyle brand, just opened in the First Street shopping center. It is located on the first floor of the historic Gordon Building on First Street in Downtown Napa. One of the first popular national retail chains to open in Napa. Long overdue! | |
| The Yard Feast It Forward had a grand opening party this past weekend for their new concept "The Yard". The Yard features a stage with a big screen, where they plan to cast sporting events and feature live music, pods for wine tasting, an area for food trucks, picnic tables, a pizza oven, and a ping pong table and cornhole court for the kids. |
The Napa Barrel Project brewpub The Napa Barrel Project is a craft brewpub in the old Uva dining room space that ages many of its brews in used Napa wine and spirit barrels. The business is an offshoot of popular Big Stump Brewery in Sacramento, where the initial brewing occurs before they truck the brew to Napa for aging. The Napa Beer Project will offer 18 to 20 beers on tap and wines on tap as well. They specialize in sour beer and will also serve beer-friendly food. The seating is at picnic-type tables for an atmosphere reminiscent of a Bavarian beer hall, and the whole front opens to bring the outside in. They plan to open around October 15th. | |
| Live Music Calendar The Oxbow River Stage will host Wilco on Oct. 15th & Death Cab for Cutie on Oct. 23rd.     The Uptown Theatre has lots of upcoming shows including Govt Mule on Oct 20th, The Doo Wop Project on Oct 23rd and Toad the Wet Sprocket on Oct 30th.     Robert Mondavi Winery will host The Avett Brothers on Friday, Oct. 22nd & a full calendar of    live music will return to the Blue Note on November 11th. |
